Minaean Signs MOU for Construction in Sri Lanka

US Department Of Commerce Report States That Home Sales for February Increased By 9.4%

HomebuilderStocks.com, Monday, March 28, 2005 -- According to a report released last Thursday by the US Department of Commerce, US based new home sales increased by 9.4% in February. This represents the greatest percentage increase for the homebuilder market in four years. February sales matched those of December and were slightly behind the record sales of October which amounted to 1.304 million.

The report continued to say that the median sales price of new homes for February was US$230,700, and the seasonally adjusted estimate for new houses for sale at the end of last month was 444,000. Despite the fact that Fed interest rate hikes seem likely to continue, at least in the short term, economists believe that rising incomes and appreciating home values will keep demand in this sector strong.

Once again, the major competitors in the sector reported record quarterly gains. Toll Brothers (NYSE:TOL), the nation's leading builder of luxury homes, who have been setting weekly sales records nearly every week this quarter, reported record results for earnings, revenues, contracts and backlog for its first quarter ended January 31, 2005. First quarter 2005 earnings per share of $1.33 increased 115% over first quarter 2004. Speaking with HomebuilderStocks.com, Fred Cooper, Senior Vice President of Finance said, “We are seeing continued strong demand across our luxury home product lines, and we believe that with our significant land position in lot constrained markets we are positioned for continued growth.”

Lennar Corporation reported 39% increase in net earnings for first quarter 2005. The company reported first quarter revenues of US$2.4 billion, an increase of 29% over the same period last year. Lennar also reported an increase of 9% in the number of new orders received. This caused the company to raise their EPS goal from US$6.90 to US$7.15.

KB Home (NYSE: KBH) also reported record first quarter 2005 results. The company’s revenues grew by 21% to $1.64 billion, pushing their EPS up 61% to $2.82. KB Home raised its earnings estimate for 2005 to $15.75 per diluted share, up $1.25 from its previous estimate.

Origen Financial Moves to New 40,000 SF Fort Worth Texas Facility

Origen Financial has moved their north Texas operations to a 40,000 SF suite in the newly constructed 80,000 SF Mercantile II building. Mercantile Partners was the developer and Bob Moore Construction was the general contractor for this combined building project / finish-out.

(PRWEB) March 28, 2005 -- Origen Financial has relocated their North Texas operations to a 40,000 SF suite in Fort Worth's Mercantile II Building in Mercantile Park. General Contractor Bob Moore Construction worked with Hardy McCullah/MLM Architects, client representative CBRE from Dallas, Texas, and property owner Mercantile Partners to finish out the suite while constructing the 80,000 SF Mercantile II building shell.

“We reviewed all the existing space in Tarrant County,” said Doug Williamson, Vice President - Servicing Operations for Origen Financial. “We had previous experience with Mercantile Partners, a very good landlord for us. They presented this facility to us while it was still in the early planning stages, with the opportunity to incorporate various tenant improvements directly into the shell’s development. As a result, we were able to value-engineer a variety of features before the first shovel of dirt was turned, and the finished suite looks very upscale. This opportunity turned out to be a very good one for us.”

The resulting facility provides a quality balance of comfort, functionality and polished presentation. A large open area stocked with ergonomically designed modular furniture and 22 enclosed offices dominate the Origen suite’s work space. The facility includes a substantial network infrastructure, including a computer center with its own environmental and power control systems. The entire facility has its own power backup and can continue to operate even with a loss of electricity to the building. Visitors are welcomed in a finely finished reception area with a split wood / carpet floor pattern, and other special rooms include a large training area with raised access flooring, multiple conference rooms and a boardroom with staggered pattern plank flooring and a suspended diffused lighting fixture.

“The suite was designed to be comfortable, open and easy to work in,” said Williamson. “Our employees are just overwhelmed because the suite is beautiful, so much better than what we had before. They're so thankful for how the suite looks and the way it was designed and built.”

Williamson was just as enthusiastic about his working relationship with Bob Moore Construction. “Ed McGuire and Matt Mitchell run a tight ship!” he exclaimed. “Their meetings were always productive. The two superintendents on this project were extremely easy to work with. Jeff Taylor was always helpful and on call to respond to questions. He even put off his honeymoon to finish the job. Stacy Langston was the same way, always very responsive and professional. I watched them as they worked with their subcontractors, and the superintendents really made sure things got done right."

A panel of representatives from the Metroplex real estate development and construction industry judged the students presentations. The students competed for bragging rights, a trophy and a donation to their college. The winner of each category moves on to the national competition in Las Vegas, Nevada, where they compete against teams from colleges all across the country.

Texas A&M earned top honors in the Design / Build Competition. Oklahoma State University placed second and the University of Oklahoma came in third. Meloni McDaniel from the University of Oklahoma earned special recognition as the top presenter in the Design / Build Category.

Bob Moore Construction sponsored the Design / Build Competition, providing the scenario, coordinating the judges and running the competition. 2005 marked the second consecutive year for the company to sponsor this event.

Preventive Maintenance for Your Electric System

Preventive maintenance for your home may save you the stress of having to spend your weekend off addressing a problem and could save you the considerable expense often caused by crisis situations.

(PRWEB) March 27, 2005 -- The following recommendations for your electric system will keep problems to a minimum and increase the overall safety, appearance and good working order of your home.

1) Check the condition of lamp cords, extension cords, and plugs. Replace cords, etc. at the first sign of wear or damage. The rating of lamp cords and extension cords is rarely as high as the permanent wire which was installed in and throughout the walls of the house. If these cords are used for an appliance or appliances which overload the capacity of the cord, but not the wiring in the wall, the extension cord will become warm or hot. Continued use will deteriorate the insulation and create a fire hazard. Lightweight extension cords should never be installed for permanent use and should never be used for high draw appliances (e.g., hair dryers, power tools, etc.).

2) Check all portable appliances and power tools for loose or frayed wires, have them repaired before using.

3) Check all exposed wiring (e.g., in an unfinished basement or garage, etc.), switches and receptacles for wear, damage, or malfunction. Have these components repaired or replaced immediately.

4) Check the exterior service cable. Deteriorated insulation allows water to enter and creates a potential fire hazard. Water may follow the wire and corrode contacts at the meter socket and/or the panel box. A deteriorated service cable should be replaced.

5) Check for distribution overloads. If fuses blow or circuit breakers trip frequently, contact an electrician to determine the cause and to make the necessary repairs. The size of the wire dictates the size of the fuse or circuit breaker (e.g., a 14-gauge wire should be protected by a 15-amp fuse or circuit breaker, a 12-gauge wire should be protected by a 20-amp fuse or circuit breaker, and a 10-gauge wire should be protected by a 30-amp fuse or circuit breaker).

6) Check exterior lighting to make sure their weather-proof boxes are watertight. Outdoor circuits and receptacles in bathrooms or near on kitchen counters should be protected by a supplementary circuit device called a ground fault circuit interrupter (GFCI). A GFCI operates on balance in the circuit as compared to circuit breakers and fuses, which respond to quantity. GFCI devices operate with a transformer which senses the balance of current in a given circuit. If current is diverted the GFCI device will sense it turn off the power. The current that leaves the circuit creates a differential and causes the circuit to open or turn off.). They help prevent fatal electric shocks.

Dallas Contracting Co., Inc. Completes Used Equipment Salvage and Interior Demolition Project

Dallas Contracting Co., Inc., a specialized contractor providing demolition, equipment salvage, dismantlement, onsite concrete crushing, scrap metal recycling and used/surplus equipment sales to various industries recently completed the interior demolition and removal of used equipment from a chemical manufacturer in New Jersey.

South Plainfield, NJ (PRWEB) March 26, 2005 -- The client’s goal for the project was to have all equipment removed, interior demolition conducted and cleanup of debris completed without cost to their company. The chemical manufacturing building was approximately 100,000 square feet and contained various equipment and tanks for processing, packaging, filling and storage. There was also a significant amount of equipment and tanks outside of the plant in a courtyard. Pallets and debris needed to be cleaned up in and around the building. In addition, offices and labs had to be cleaned out of miscellaneous debris.

Dallas Contracting Co., Inc. utilized a combination of our interior demolition and rigging crews and our investment recovery and used equipment-purchasing experts to meet the demands of the client.

Dallas’s first goal was to itemize, salvage and rig out all the resalable used equipment. Packaging and filling line equipment including conveyors were dismantled, match marked and sent to several end user buyers. Stainless steel storage and process tanks were rigged out of the facility using forklifts and equipment rollers. There were over ten (10) stainless steel tanks of various sizes and capacities. Some of the tanks were immediately sold. The remaining tanks were sent to our storage yard to be inventoried for future sales. There were also compressors, transformers, mixers, pumps, valves, and scales that were placed on pallets and either sold immediately or brought back to the yard for inventory and future sale.

Equipment that could not be salvaged for resale included several large damaged stainless steel tanks and miscellaneous extremely old and outdated parts. The stainless steel tanks were cut using a plasma torch and placed into a scrap container for offsite recycling. The miscellaneous parts and metal scraps were also placed into scrap metal containers and sent offsite for recycling. Dallas Contracting Co., Inc. maximized the value of the scrap metal by sorting ferrous and non-ferrous metals and through our strong relationships in the scrap metal market.

There were several loads of debris consisting mostly of pallets and remaining office paper scrap. The debris was sent offsite for non-hazardous disposal.

Through Dallas Contracting Co., Inc.’s investment recovery and used equipment recovery services, we were able to not only offset the demolition costs but were able to pay the client. The client, who expected at best to break even on the project, was extremely pleased with the outcome.

The entire project was completed in a month. There were no injuries or incidents as safety is the number one priority for Dallas Contracting.

Small Reprographic Firms Mean Savings for Architects and Contractors

(PRWEB) March 25, 2005 -- Technology has meant new ways of creating and doing business for architects and building professionals. Computer programs for drawing plans, digital files instead of paper drawings, internet plan rooms and email have all made an impact. The benefits are great. However, there are factors that can increase your costs.

Digital reprographics has taken the place of the traditional blueprint. The benefits are crisp clean, detailed, fade-proof prints, the ability to resize and mirror drawings, digital plan storage and easy sharing of plans through the internet and email. However, along with the benefits come some drawbacks, particularly in the cost of reproduction. Not only do you have printing costs, but drawing files must be made compatible for printing.

As with blueprints, hand drawings are going by the wayside. AutoCad and similar computer programs are becoming the preferred method of designing building plans. The problem with these types of drawings is that they are in a vector file format. In a vector file, you have two points and the program recognizes that there is a line connecting the two points and fills in the line. Printers used to reproduce these large format drawings only print raster files. Raster files use a series of dots to represent lines and images. In order to print the vector files, they must be plotted or converted into a raster image. With building drawings having numerous pages (each page is a file) the cost can add up quickly.

Reprographic firms in smaller markets may be the solution to cut the costs of large document printing. While actual printing costs may be comparable in large and small markets, the cost of additional services can vary greatly. Most of these smaller firms charge lower rates for file conversion, plotting and scanning to file/disc. The markets they serve simply can not support the rates charged in many larger cities. Files can be converted or hard copies can be scanned to disc and returned via email, shipped on disc, or printed and shipped back to the architect, contractors, subcontractors, or client. In addition, these smaller reprographers can provide faster turnaround time and more personalized services to meet a company’s needs.

The span is now being built, and will cross a good size stream, enabling the development of two prime hillside lots that were previously restricted due to the simple inability of transporting materials from one side to the other. 14 anchors were used in the foundation - seven on each side - instead of 20 piers initially architected. The structure will easily meet the 37-ton load (enough to support a county fire engine) requirement, as "each" anchor has been tested at 50 tons capability.

Rick Kolby, principal of the group developing the project, Tice Valley Partners, said, “In addition to the nearly 50% we saved in materials and labor, the Winslow Geo Anchor had no impact on the stream itself. It was easily installed, is environmentally friendly and extremely structurally sound -- factors made the code and review process easy.
